Urban regeneration specialist, BUREDI, has announced ambitious plans to create a development around a 'new street' in the heart of Edinburgh's up-and-coming Fountainbridge district.

The mixed use development, which will be located on vacant land at the south side of Fountainbridge Brewery, will offer a combination of private and affordable housing, along with student accommodation, commercial and retail space.

The site has been acquired by BUREDI, a partnership between The Burrell Company and EDI Group, from Scottish & Newcastle. The proposed development will provide an important link between Fountainbridge and the Union Canal, with a possible bridge connecting the area to Lower Gilmore Road and Viewforth.

Andrew Burrell, architect/planner and managing director of The Burrell Company, said: "This is a fantastic opportunity for us to create a brand new thoroughfare in one of Edinburgh's increasingly popular areas. It will act as a link, allowing people to walk through and view parts of Edinburgh that have been largely hidden behind industrial buildings for years.

"Our plans will provide an added dimension to the area by creating a comprehensive development catering for different social groups as well as meeting demand for commercial and retail space in the west end of the city."

Architect for the development is Allan Murray Architects, who previously worked with BUREDI on its award-winning Coalhill and Tron Nursery developments.

Under the plans submitted by BUREDI to City of Edinburgh Council, 190 residential apartments are proposed, featuring a combination of one, two and three bedroom, duplex and penthouse apartments, family townhouses and an element of student and affordable housing accommodation. The area will also feature over 3,000 square metres of commercial space along with 784 metres of retail space. Car parking will also be available.

Ian Wall, Chief Executive of EDI, commented: "This development will forge links between residential and commercial developments and create new public spaces. With the front doors of homes and offices facing on to the street, the project will help bring new life to this part of the City. This is a good example of how we can design new and attractive areas within the city centre where people will be encouraged to walk around, pop into a shop - or just pass the time".
